MM or not, I'm scared to bet against JP after seeing Get Out. He's in a great place, and people like his films.
IMO, it's interesting how diverse the audience was for Get Out.
A lot of people I know (in Europe and US) who don't normally see (or like) horror films saw Get Out on the big screen saw it and liked it. Some of those same people will see Us on in theatres. The pre-sales numbers will be interesting to compare...
